What we do

DOM Partners acquires commercial properties where sound real estate is impaired by vacancy, deferred capital needs, weak operating discipline or rents below market. Each opportunity is underwritten to its downside, with a defined plan for capital investment, leasing and asset management designed to improve durable cash flow and long-term value.

Business plans are asset-specific. The firm may stabilize and hold for recurring income, refinance after operating performance has been established, or pursue a disposition when value has been realized and market conditions support an exit.

DOM Partners is led by its two co-founders, whose experience spans the financial and operational sides of commercial real estate. Together, they direct acquisitions, capital allocation and asset strategy, remaining closely involved from initial underwriting through repositioning, stabilization and disposition.

Co-founder & Managing Partner

Roman oversees acquisitions, asset management, capital improvements and firm operations. He brings more than 16 years of experience spanning real estate finance, development, construction and design. Before forming DOM Partners, Roman founded and operated a design-build company, giving him an integrated perspective on property repositioning, project execution and operating performance.

Leon Trakhtenberg

Co-founder & Managing Partner

Leon leads investment strategy, underwriting, market research and financial modeling. He brings more than 14 years of experience in finance, accounting and commercial real estate research. His career includes PricewaterhouseCoopers and CBRE, and he currently serves as Vice President of Research at Douglas Elliman, focusing on development and market analysis.
