Patient ownership in an evolving Central Texas market

DOM Partners acquired the downtown Killeen property as a patient long-term investment in the broader Central Texas growth corridor north of Austin. The thesis was not dependent on immediate lease-up; it was based on holding a well-located commercial asset as population, public investment and development continue to move through the region.

Public investment around the property is now visible through streetscape work, infrastructure improvements and the nearby Bell County Killeen Annex. Ownership replaced the roof and stabilized the asset’s physical condition, preserving flexibility to lease selectively while the market develops.

Result

DOM Partners intends to hold the property through Killeen’s longer development cycle, preserving exposure to continuing public investment and Central Texas growth.
