A major adaptive reuse executed in 18 months
DOM Partners acquired the bank-owned former auto-repair property at roughly 25% occupancy. Its 21 grade-level doors created unusual flexibility, but the dated building required a clear repositioning plan.
Transitional shop and service tenants preserved income while ownership pursued a full-building user. Landlord work addressed roofing, HVAC and fire-sprinkler systems; Species Gym then completed a specialized buildout that transformed the property into a stabilized single-tenant investment.
The adaptive reuse reached 100% occupancy and culminated in a disposition approximately 18 months after acquisition.
